Villa Patritzia is a traditional hand built stone villa with wonderful sunrise and sea views over to the islands of Ithaca, Meganisi and Levkas. The thick stone walls keep it cool in the summer and the high vaulted ceilings give the feeling of space and tranquility. The Villa is situated above the village of Katsarata in a peaceful location but only a short drive to the pretty fishing village and port of Fiskardo.
The large pool (8m x 4m) has venetian steps for easy access and there is plenty of space for sun beds and generally hanging out. Steps lead up to a large shaded terrace overlooking the pool, the perfect place to enjoy breakfast and watch the sun rise over Ithaca. At the rear of the house there is a lovely BBQ area with a further outdoor dining table, hammock and sun-beds.
A well equipped kitchen is open to the sitting room and dining room. Double French doors lead out onto the shaded patio. There is a large smart TV and plenty of comfy seating.
There are three comfortable bedrooms; the master suite, a double and a twin. The master bedroom with standard sized bed and has both an ensuite shower room and a dressing room. Balcony doors lead out onto the patio and there are views of Ithaca and the azure Ionian Sea from the large double bed.
The second bedroom has a sea view and doors leading to veranda. The third bedroom has twin beds with views to the rear over the garden. These bedrooms share the family bathroom.
The villa has air-conditioning throughout and unlimited Wifi. The villa is professionally maintained with 24 hour support and has a maid service twice per week including a linen change. Outside there is off-road parking for cars or mopeds.
Early risers can watch the sun come up and if you’re lucky enough to be staying at full moon you can sit on the upper terrace and watch the moon rise over Ithaca, a beautiful sight to behold.
The village of Magganos, just a 3 minute drive away has 4 small tavernas serving traditional food and two mini-markets.

"We stayed at Villa Patrizia for 10 days, and it was fantastic. The villa is located on a hill facing north-east with a beautiful sea view over Itaka. The outdoor spaces are splendid with a wonderful swimming pool impeccably maintained by IPS. They have a double exposure, so there is always one side exposed to the sun and one in the shade. Internally, the villa is beautiful with stone walls, huge rooms well equipped, with flap windows, mosquito nets and air conditioning. Excellent is the supply of linen that is changed regularly. Very good cleaning. Excellent assistance. Ultimately, a high level of service!"

It is a 10 minute drive from Villa Patritzia in to Fiskardo where there is a large choice of tavernas and restaurants serving local specialties as well as a number of bars where you can sit and watch the boats come into the harbour. The harbour is lined with small shops and boutiques as well as ATMs, two bakeries, supermarkets, chemist, chandler and the Fiskardo Dive Centre for those wishing to adventure beneath the waves.
The village of Magganos is a 3 minute drive and has two small supermarkets with fresh bread daily and a selection of fruit and veg.
Beaches we like to visit
Within 5 minutes drive
Foki beach is a few minutes away by car. The beach is in a protected bay with a shady olive grove and a cave to swim to and explore as well as a taverna close-by.
Within 15 minutes drive
Agia Jerusalem beach is a pebble beach with crystal clear water making for great paddling, swimming and if you like to snorkel it's worth swimming out to the rocks where you will find much more marine life than in the bay itself. In high season sun-beds are available for hire on the beach and there is a taverna serving traditional Greek food.
Alaties beach is small but perfectly formed where you can lap up the sunshine either on the beach itself or on the surrounding rocks. There’s good parking available and a beach bar serving food all day and into the evening where you can watch the sun set with a cocktail in hand.
Emblissi beach just outside of Fiskardo is easily accessible, has great swimming, wonderful views across to Lefkas and Meganisi. There's good parking although it does get busy in July and August.
Kimilia beach is a hidden gem accessible only by boat or by foot by following a winding forest path. We recommend you take food and as there are no facilities at the beach.
Dafnoudi beach with its crystal clear water is worth the 10-15 minute hike down from where you park. Of course you can also access the beach by boat. We recommend you take food and water as there are no facilities at the beach.
